What's
your reaction when something "looks" good? Whether
it's a new outfit or a scrumptious meal, if it "looks"
good, chances are you'll go for it!
Well, the
same way with selling a home. If it "looks" good,
you'll get more buyers wanting to inspect and more inspections
usually means more competition for a sought-after property that
will sell soon and for the best price!
So here
are some tips for presenting your home to look at its best:
First
impressions always count! A neat driveway, a tidy yard with
the lawn trimmed and some colourful pot plants always impress.
If you have a pool, make sure it looks clean and inviting! Keep
the filter running to show that the equipment works properly.
Keep
stairways, doorways and hallways clean and clear of clutter.
This will also avoid possible injuries!
Make
sure the interior of the home is clean and tidy and without
clutter. Too much furniture makes a room look small. Store excess
bits and pieces in the shed or at a friend's home temporarily.
Open the windows for fresh air! Draw back the blinds/drapes/curtains
to brighten up the place and make it look more inviting!
One
of the most important rooms in the house is the Kitchen.
Make it look appealing with a clean oven and sink. It's not
always possible to have the smell of freshly baked bread or
freshly brewed coffee greet potential buyers! Perhaps some attractive
pottery pieces displayed or a colourful fruit basket/vase of
flowers?
Another
important room is the Bathroom. Ensure the bath and sink
are clean and clear of toiletry clutter. Look out for any signs
of mould and remove it. Keep the windows open for ventilation.
Bedrooms
should be tidy without too many articles strewn on the floor.
Beds should be made.
Repairs
can make a world of difference! Fix dripping taps, loose
door knobs, drawer handles, hard-to-open doors/windows and any
other minor jobs that would otherwise detract from the home's
value.
Loud
music can detract when selling a house. It is better not
to have the TV or radio on when the agent takes the buyer(s)
through the house.
Keep
your pets safely out of the way when buyers inspect. Apart
from being a danger to young children, pets can be an intrusion
to buyers intent on inspecting what might just be their future
home!
